When a full remodel makes more sense than an update
Not every kitchen needs to be taken down to the studs. If the cabinet boxes are sound and the layout works, refacing the cabinets or replacing the countertops may get you most of the way there. A full remodel earns its cost when the problems are structural to the room itself: the sink, range and refrigerator are too far apart or too close together, the kitchen is closed off from the family room, storage is in the wrong places, or the electrical service can't support the appliances you want. In many older McLean houses, all of those are true at once.
- The layout fights how you cook, serve or entertain.
- You want to open a wall between the kitchen and dining or family room.
- The cabinets are damaged, out of square, or in the wrong places.
- You plan professional-style appliances that need new gas, electrical or ventilation work.
- Flooring, lighting and counters all need replacing anyway, so doing them together avoids rework.
What a Kitchen Kings full remodel includes
Every full remodel is scoped in writing before work starts. The scope for your McLean kitchen will list which of these items are included and which are not, so you can compare it against other kitchen remodelers' proposals.
- Layout and design planning built around your household.
- Cabinetry: new custom cabinets, refaced boxes, or a mix where it makes sense.
- Countertops and backsplash.
- Kitchen-rated flooring and subfloor preparation.
- Electrical and lighting updates, including new circuits for appliances.
- Plumbing relocation when the layout calls for it.
The McLean factor: older structure, high expectations
McLean's housing ranges from mid-century homes with compartmentalized kitchens to newer custom houses. In an older home, the first questions are structural and mechanical: is the wall you want to remove carrying load, what is behind the plaster, and is the electrical panel ready for an induction range or a second oven? In a newer home, the questions tend to be about finish level and fit: whether the cabinetry and lighting match the quality of the rest of the house. We look at both during the consultation and say so in writing when something needs an engineer's or the county's review.
Because McLean is in Fairfax County, permits for this kind of work go through Fairfax County Land Development Services. The county's own guidance says kitchen renovations, removing an existing wall, and new or relocated electrical, plumbing, mechanical and gas fixtures need permits, while like-for-like replacements and cabinets or countertops alone generally do not. Our permits page explains how that applies to a kitchen project.
How a full remodel is priced
Kitchen Kings publishes three reference tiers for full kitchen remodels in Northern Virginia. A McLean kitchen with a layout change, custom cabinetry and premium surfaces will usually sit in the high-end tier, but the tier is a starting point, not a quote.
| Tier | Typical Scope | Range |
|---|---|---|
| Basic | Refresh existing layout — refaced or stock cabinets, laminate or lower-tier countertops, standard flooring. | $18,000–$35,000 |
| Mid-Range | New layout or new cabinets, quartz or granite countertops, upgraded flooring and lighting. | $35,000–$60,000 |
| High-End | Full layout change, custom cabinetry, premium countertops and appliances, structural or plumbing moves. | $60,000–$120,000+ |
Typical Northern Virginia reference ranges from the Kitchen Kings cost guide, not quotes. Your price depends on the written scope for your McLean kitchen.

How we keep a large project organized
A full renovation has a lot of moving parts: cabinet orders, slab templating, appliance deliveries, inspections and finish trades. We follow five stages (consult, design, select, build, complete) and make selections before demolition wherever possible, so the kitchen isn't sitting open while a decision waits. You'll know who to call and what's next at each stage.
