Kitchen Islands Sized for Your McLean Kitchen

An island can add seating, storage and prep space, but only if it fits the room. Kitchen Kings plans the island's footprint around your kitchen's clearances, then handles the cabinetry, countertop and any electrical or plumbing it needs.

Size it to the room first

The most common island mistake is making it too big. An island that crowds the walkway between it and the range or sink makes the kitchen harder to use, especially with two cooks or with dishwasher and oven doors open. Before choosing finishes, we measure the clearances on every side, check door swings for appliances and cabinets, and look at how people walk through the room. In some McLean kitchens the right answer is a smaller island, or a peninsula, rather than the island in the inspiration photo.

Decide what the island is for

  • Prep: a long, uninterrupted counter, maybe a prep sink.
  • Cooking: a cooktop, which brings ventilation and clearance questions.
  • Cleanup: the main sink and dishwasher, which means plumbing through the floor.
  • Seating: overhang depth and seating space on the aisle side.
  • Storage: deep drawers, a microwave drawer, or cabinet space facing the family room.

An island can do two of these well. Asking it to do all five usually means a large footprint and a busy surface.

Utilities in the island

Islands often need receptacles and sometimes a dedicated circuit if they hold a microwave drawer or cooktop. A sink or dishwasher in the island needs drain, vent and water lines run through the floor. In Fairfax County, new or relocated electrical and plumbing work is permitted work, so an island with utilities is usually part of a permitted project. A cooktop in an island also raises the question of how it will be vented; our appliance planning guide covers that.

Waterfall edges and statement islands

A waterfall edge, where the countertop turns down the side of the island to the floor, is a popular choice in higher-end kitchens. It uses more slab, needs careful pattern matching at the corner, and changes how seating overhangs are supported. Plan it with the countertop selection rather than adding it at the end.

Islands in an opened-up older kitchen

When a wall comes down in an older McLean home, the new open space often looks made for an island. Before committing, check what's below the floor: a sink or cooktop on the island means routing drain, gas or electrical through the floor structure, and in a house with a basement or crawlspace the path matters. Also check where any posts from a new beam will land, so the island and the structure don't compete for the same spot.

Lighting over the island is part of the plan too. Pendants should be sized to the island's length and hung so they light the surface without blocking the view across the room.

How much does a kitchen island cost?▸

Kitchen Kings' typical Northern Virginia reference range for kitchen islands is $5,000–$15,000, not a quote. Plumbing, a cooktop, or a waterfall countertop push the number higher.

Is my kitchen big enough for an island?▸

It depends on the clearances around it once appliance and cabinet doors are open. We measure and test the walkways before recommending an island, a peninsula, or neither.

Can I put a cooktop in my island?▸

Often, but island cooktops need a ventilation plan and adequate clearance from seating. Confirm the hood or downdraft requirements in the manufacturer's installation instructions before committing.
